Do we send certified mail to our rental to see if it would get forward since I'm thinking this would have their forwarding address.It appears they are purposely trying to hide and run from their responsibilities and they probably know we can't just go walking on base to look fo them.So I want to file a small claims even though the max is $10k, lower total damages but still a ton of money we are out even if we do get a judgement.

I think its a stain on the industry in many respects.. but I get it.. my fundings pay lots of wholesalers mainly out east and deep south.. not so much here on the west coast.. most wholesalers here close and the ones' that don't get turned into the state for brokering without a license get fined and cease and desist letters..

With multifamily properties, sometimes you need to play with the address - for example, if you have a 4plex and the units are 621, 623, 625, 627 main st, the address for the parcel many not always be 621 main st but instead 625 or 627 main st.

So I and 2 friends created a TX LLC for the purpose of meeting a $100k minimum to join as Limited Partners of an LLC that bought a multi-million dollar, 200 unit apartment complex in Atlanta Georgia.
