I additionally procured a 5 star luxury hotel flag developer and joint venture partner who committed to fund $300,000,000+/- debt and equity to complete the project. 

Everything new in Tempe is branded as "luxury" and then rented or sold for astronomical prices.

You get what you pay for and an established luxury listing agent isn't going to agree with your 4.5% anyway.  

(I'm not talking about luxury homes or upscale properties.)
