Hi everyone, I'm looking to buy my first long term investment property and am not sure whether I'm approaching my research for rental comps correctly.

So you could be wasting your time on investors who aren't even investing anymore and you don't get any actual contact information it is all through the site. 

Are you paying it off because you don’t like having debt, or because the interest you’re paying is higher than the return on the money you can receive by investing it (on a risk adjusted basis?).  

You did not mention if this is owner occupied or investment property.

Long-term investments in multifamily properties are beneficial due to economies of scale and diversification.

With the exception of finding the tenants (I use an agent) I manage all maintenance aspects of the property but am coming to a point where I might want to move on and considering doing a 1031 exchange to of course avoid Cap Gains and invest in another property closer to my primary residence.

You can still lose your investment in the LLC.

And it's just not a great investment at list price (though why wouldn't other investors be happy to lowball?
