This is my preferred way to find a tenant. 

I’ll be adding some serious equity (and cashflow) either way, but the third unit would certainly be the preferred next step. 

I’d prefer most of my portfolio paid off or at least paid down to probably 40-50 percent LTV.

if the answer is “yes” what resources are available to an individual to make sure I stay compliant.I know the big one is being 62... does this apply if the lender is a private party and not an institution.Thanks for the help!

I called a few loan brokers in FL that were recommenced to me and they all told me the HELOC would need to close in an individual persons name.

If he charges 500-600 for a partnership return and an individual return - you are getting one hell of a deal if hes doing everything correctly.If the LLC is a disregarded entity - i think the price is fair.

I have used sites like zillow, realtor.com, and craigslist as a reference but prefer something that lists past rental listings as well.I've considered rentometer but know its based on average/median rents so a lot of apartment complexes are included when I am more interested in SF homes and duplex rental rates.Thanks!
