If the exterior paint truly has alligated to the point that it needs to be completely physically removed... that's a very involved process that requires a lot of hand labor and some specialized tools - ESPECIALLY if you're going to do the project in compliance with EPA regulations.This process is, in fact, so time-and-labor consuming that it can be a heckuva lot cheaper to simply remove the exterior siding and re-clad with new siding.Unless there's some specific reason (historic siding, for example) that makes you want to retain the old siding... alligated paint is just a bear of a job.And just to help the matter, here's a good image of alligated paint -http://www.benjaminmoore.com/en-us/for-your-home/alligatoring

Packaging your offer: If you are vesting the offer in teh name of your entity (which I recommend), include a the offer, the disclosures, your POF, your EMD check (with the same name and account number as the POF), and the articles of incorporation.

As if the rrp isn't enough, when you employ someone to do the work, they're supposed to (so we were told) get a physical done, get this.. to see if they're physically able to handle a respirator (for osha).

In fact, if it doesn't, I'd even go find some larger city/state/county-level organization that works with people with mental/physical disabilities and use the neighboring property negative as a positive to sell your property.(2) Your due diligence was definitely lacking on this property.

I would find the property (single fams, small multifamilies), research loan options, put the deal together, arrange for any repair work (not physically do the labor - been there, done that - too tired), and manage the property from start to finish (3-7 year timeframe, or whenever the market improved).
