Olu - Assuming the geography and style/type of building fits your criteria (others have made comments that you should consider) the other part of this discussion on whether this is a "good deal" is the ability to increase the NOI of the property over time.

You can exchange any type of investment real estate for any other type of investment real estate anywhere in the country. 

Ideally, we'd like to buy an oversized lot and build a separate ADU on underutilized space and/or convert a detached garage. 

@William C Bruckner I would work on your credit to get it above 660 mid score, above 680 ideally.

Beacon Hill is well-known for having many types of housing units available within it, while Rainier Valley serves as one great place in terms of centrality and preferably affordability.

The cash-flow were getting is not justifying the amount of work going into BRRRR type deals (at the higher rates). 

What types of sellers are you pursuing?
