If someone is starting out and they aren't putting any of their own money, putting some skin in the game, I'm not seeing how they're approaching a private lender and asking someone to fund their deal.

If the deal makes sense and you have the capital to get skin in the game, you will find financing!

So, my broker friend is only about 35 years old and between the two of us we will put a huge amount if skin in the game so our limited partners feel more-safe.In this thread I ask many questions not because I am ignorant about syndicating.

They have no skin in the game and talk is cheap. 

Perhaps when I'm less capable I'll invest passively but for now I'm putting skin in the game

Often times I read posts that validate my own what-ifs, and give me direction toward exploring better options and platforms for myself and my family.And I chuckle from all the wannabee investors I read about or talk to in person who are unwilling to put any skin in the game, but want value or want to "Save money", or they don't understand the numbers.

You have skin in the game and you don't want your money to go to waste. 

So I know the lender wants me to have some "skin in the game".

If your analysis is sound and you were able to give the Limited Partners (LPs) a 10% cash on cash return - the returns will be more favorable for you and your JV partner.As for syndication… in my experience Equity Investors, or passive LPs, would/will like to see “skin in the game” and have you invest alongside them.This deal isn’t right for syndication (too small in size), IMHO, and while it’s great that you have excellent credit you’ll also need a track record before you can be the lead operator and carry the fiduciary responsibility that comes with syndication (I’m surprised you feel comfortable with that role having zero experience), handle all the day-to-day operations, and make major business decisions.
