I I feel that this is the best time for me to get started because I am a fresh out of school, I am currently trying to build a real estate investing business, and I have a lot of time on my hands because I recently moved back home with my family.

A good deal as a buy and hold, means one where the rent payment covers the loan against it plus taxes, insurance, maintenance, CAPEX and (from my perspective) an "Oh damn" surprise fund.

Including my wife who list all of my properties LOL..from my perspective I would not even give it a second thought go do your thing.I had a transaction last year with a very competent female agent in your market and she posts on BP.. she took a fairly goofed up transaction jumped into the middle of it and did a great job..

@Alex Sanfilippo - when you say "good time", are you referring to the time in your investing education, the economic climate, inventory in Jacksonville, or from the seasonal aspect (or another perspective perhaps?).

That makes a lot of sense put into that perspective, it doesn't leave the original owner out in the cold and absolutely screwed if the buyer decides to drop the ball.
