Would they just require 100% compliance on the new kitchen, or would they start to nitpick elsewhere - for example, number/distance of electrical outlets in all other rooms (would be a major pain), or even the rise/run of the 2 egress staircases (impossible to do anything about, and Id have to walk away)?

We also replaced quite a few old ceiling lights with new ceiling fan/light combos and replaced any cracked or suspect outlets, etc.Kitchens got new stoves and microwaves and upgraded furniture in common areas.

I'm not against a potential tenant being thorough (I have a tenant who - when checking viewing the apartment - made certain each and every outlet worked... and she's been a decent tenant thus far) and wanting to live in a place that is nice but from what the OP is saying it sounds quite excessive.

We added a door that we deadbolt to separate our side from the airbnb side, and I had to have some electric outlets and an overhead light to the airbnb side, but other than that everything was updated already and we just had to furnish the property which was really nice and made the process pretty easy.
