Using the concepts from these books we do the following:We define our vision, core value & focus- At the beginning of the year we take a weekend and evaluate if we need to make any adjustments then we establish targets/goals and "Big Rocks" for the yearOnce per quarter we take a day or a weekend off and review/discuss our goals for the quarterOnce per week we shut down for 4 hours and discuss issuesThat's how we address what I think you call business needs.Regarding systems- For us, systems are not independent of business needs.

HELOC's are good fit if it's short term money (less than a year for flips, etc.)I've helped a lot of clients the last couple of months with evaluating their rental portfolios of doing nothing vs selling and 1031in vs HELOCs vs cashout refis.My vote is a cash out refi.

Speak to your lender, since they will have to re-evaluate the loan anyway and all lenders are different.

Current pipeline of properties under contract are closing with about 16% of contracts withdrawn.Buyers are canceling contracts often leaving deposits with Sellers.Investors should re-evaluate resale values in light of the new reality.Any other regions showing similar declines ?

If tenants have not provided rent and/or deposit with terms of lease prior to start of lease date, then you may not be obligated to allow them to move in.If you allow them to move in and they cannot pay the rent then you may end up not collecting for 3 to 6 months or longer.I would have them resubmit an application for May 1st and evaluate based on the new application.
