Another aspect to the relationship is that my partner is my brother.So, I want to be completely fair in regards to an equitable return of his capital, but also not discount the work involved in all that I am responsible for.

Now, if she has been late before, is messy, has long term guests without permission, and tries to get other things by you or creates issues for you outside of the financial aspect, that is a different story.  

One aspect of RE buying and selling that we are not very familiar with is Lease Optioning.From the perspective of the investor I understand that you take over payments of the mortgage while the mortgage stays in the borrowers name but I want to understand the details of this a little more.

It gives you great sense in the buying and selling aspects of being an investor, but has little to do with the land lording side.  

At that point one can call themselves an agent, despite not really knowing most of the basic aspects of being a retail agent. 

I am more interested in hearing about the property management aspect from other investors who are currently using them now.Any info would be greatly appreciated.  

It's complicated, some don't like Tahoe due to wildfire risks, some don't like the rental aspect, so hard to get it all under one company (and affordable).
