I have always closed with their title company and got their insurance, but after looking more closely at some of the cost I think I will consider using my local title and closing company on the next one.I shouldn't say one bad word about this site considering how much money I made off of them and Hubzu over the last 5 years, just sad that the inventory is drying up and getting more competitive.

You cannot lease a property that has a mortgage on it because the mortgage has what's called an assignment of rents attached to it...You're treading on very gray area with the law.A title company will not insure a property that has an installment land contract because, technically they are illegal (by splitting hairs).

IF furring out does not work appearance wise you can create a small pocket in the dry wall where each bolt is.

Then use chem sponges also referred to as dry cleaning sponges (Quick tip: You can tear them in the middle like opening a sandwich and get double the use out of them and get a pole that extends with one of those plastic adjustable mop head clamps) to wipe everything that's left.

The HVAC are 2 tons for each unit and are less than 7 years old. 5 4x8 patches of dry wall need to replaced. 3 water heaters are less than 4 years old, 2 are about 8 years old.
