Pay particular attention to how much of a deposit you need to provide, to be authorized to bid.Look into the fee structure they site charges and if it is above and beyond your bid price, or included.Download their "sample contract" and go over it...Then...

Even if you write checks to Contractors, you can still make more return on investment than an IRA or other "boring" and  "safe"  retirement accounts.Many people are happy to have their employer match their retirement funds and then wait decades for the money to grow enough to retire or go on an extended Vacation.One of my longer term goals is to be able to take a 3-4 month long Vacation.I do ask what some of my non REI friends long term goals are and most just say to retire by 67.

At move-in I use a two column inspection report (move-in & move-out) and note the conditions at move-in.Tenant and LL sign and date.Come move-out, drag out the inspection report and walk/inspect with the tenant, again both sign & date.Get the new address to mail the "deposit refund" (don't even have check book with you).Here in Calif, we must respond on or before 21 days after move-out with an itemized repair list and the residual deposit being refunded.

I can see an issue in that I haven't asked them to send the deposit prior to the time they move to town.
