I want to setup a partnership but am debating whether I should use my personal name or my umbrella company as my half of the partnership. 

As for the debate on if your property manager did anything wrong or not here I'd say no they didn't.

Sometimes, the best thing to do is doing nothing.I have no comments about those out of state investments as they have been debated many times on here already.

If its a matter of sealing maintenance on the granite and you're debating whether to go with a quartz or corian, then thats a whole other discussion.Seems like overkill for a rental even at the high end.

Also - it's obviously a never ending debate. 

My thoughts on best bang for the buck on the interior are paint (standard light khaki color), granite counters in kitchen/bathrooms, tile floors in kitchen/bathrooms, new hardware in kitchens/bathrooms, new doorknobs throughout.The home is 3000+ sq ft so I'm debating on whether it's worth it to upgrade the windows and do some of the larger cap ex items which are nice to haves but are perhaps afterthoughts in terms of selling the home.
