You might not want to live there but your "customer" is the section 8 tenant and they most likely would be fine living in a nice house even though next door is an eyesore.Third, I wouldn't worry about the tree unless you see clear evidence of some kind of damage happening now.

Hey Larry,  I was in your same situation a couple years ago and I decided to buy a small property in Topanga Cyn and build a custom affordable modular home and got it built for under $150,000 in less then 6 months time it was the best thing I've ever done and I could resell my home rite now for almost double the price I paid and my home is as nice or nicer then any traditionally built new home in the local area.

I just read techies are buying second homes in Santa Monica as weekenders for 2 mil 3+2s....those might be considered bargains in a few years....oh boy.The only building I see is higher end multis and custom tear downs.
