Does anyone have experience with the costs associated with turning a carport into a garage?

.:-)This is a 11-unit multifamily in a quiet residential area, across the street is a cemetery.  9 are 1 bed 1 bath (8 is currently rented with $550/month), 2 needs to be converted to 1 bed 1 bath (not ready for rent yet).  

For the record, I have a 1989 square foot, 100 yr. old rowhouse in South Philly converted into a duplex nr.

You could write the initial contract to state earnest money is not refundable but it would be difficult to find a buyer willing to accept these terms as they are not standard for the market here.I offered to extend the contract only if the buyer makes an additional non-refundable earnest money deposit and converts their original earnest money deposit to be non-refundable as well.
