I comped 3 other larger apartment complexes in the same area that have amenities such as a pool, carports, and laundry facility on site, and their 1/1’s are at $500 and their 2/1 is at $600.

I am in the process of closing on the purchase of an 8-Unit apartment complex in Florida. 

The Unit Owner is absolutely obligated to pay all of the Condominium fees; since theyare a covenant running with the land, all special assessments of the Association; increase in taxes, move-in charges; maintenance costs; or any special fees or charges imposed by the Association. 14.

Here is the situation:- Property #1- This is a large 3 unit complex.- Unit 1- 4 bed 1.5 bath rents $700-Unit 2- 4 bed 1.5 bath (remodeled) rents $925Unit 3- 2 bed 1 bath rents $595This property is owned and not currently financed.

I live in Brewers Hill(basically where Canton Crossing is) 36 Townhomes are being built across the street from me, a 300 unit multiplex across from Canton Crossing called The National just broke ground(1 bd rents will start in the $2200 dollar range), a Nordstrom Rack is being built at Canton Crossing, another 200 unit on Haven street is being built about a 1/4 of a mile away from the National, oh and lets not forget the 2000 unit complex under review right next to O'Donell Heights again all in the same area.

Neither have worked hotel properties, just been residential STR owner and operators... which is way less complex than hotel management.Anyone have some thoughts for me?

Next day we replaced their broken door, installed a keyless lock on the main door to the apartment complex and are going to install cameras this week (which we planned to do).

@Jay Hinrichs that's such a good point and it drives me crazy when you see people posting that they have a 500 credit score and no money, and they are asking advice on how to buy a 48 unit apartment complex....
