Abundance mentality is key in this business.  

I am a working professional in a fairly high paying sales job and have mentally committed to taking the plunge.

That's a persuasion technique called "thinking past the sale"  Get the other party to think about what things will be like after the sale and it mentally moves them to a place where the sale has already occurred thereby making it an easier decision to accept the sale. 

It's a self reflect question; do you have the mentality to PM this and all the hard decisions that come with it or do you want to pay someone to do it.

I'd go into it with the mentality of you are going to get back 50% of the homes you RTO even with good screening practices, it's not always that high, but at least you won't be disappointed by anything lower.

Boosting your ROI is the tax advantage of depreciation over time. 

However, this may not be a possibility, so I'll need to move past this mental hurdle.

That would just kill me, but countless (majority) do it with no consideration to the time, money and mental peace lost in the process.
