It's a pain to get the cash flow out of quickbooks, though you can get the statement of cash flows and fudge around with it to get the numbers.

The Jersey City challenge is that it is more sprawling than Hoboken, and many blocks are still less than fully desirable due to deferred maintenance, services deficits and weak streetscape planning. $900k does not strike me as near the forever top end of the pricing range for the property you describe if it is Downtown.

Yes, comps show similar properties in the same neighborhood and two blocks away sold for about $170k, except that they are all rock on the outside and this one is just siding.
