Hello BP,I'm facing a difficult situation here with my duplex.

At a bare minimum, the paperwork you'll end up with is a note, an assignment of the note, also called an allonge, a mortgage or deed-of-trust (depending on your state), and an assignment of the DOT or mortgage.

Since a True Sale can be treated differently than a mere Assignment for Security (like if I used the note as collateral for other financing), they do both bare importance.

I'd like some face time with someone performing these deals and my local REIA has come up dry so far.

The problem I am facing now is that the bank says they cant do it, because the property is held in an LLC.

I can barely get google maps to work on my phone.

I've even taken an additional step and purchased smiley face stickers to seal the envelopes (cheesy I know, but this get's the letter opened).I am anxious about taking this first step, but I am also excited in what the future holds in this endeavor.Any suggestions before I mail out this Thursday??
