I would advise against buying a property at the foreclosure auction for your first deal because you havent seen the inside and you will be blind with regard to repair cost. 3.

So buy side seems like it is about getting into  auctions and wholesalers.  

I have an associate that has done well with the hotel sector and maybe able to access him and others.Has of a potential deal i agree i would be better getting a property for a repurpose/renovate as opposed to empty.Do you suggest an auction or listed property.

My question is this:Am I able to get a HELOC on my primary residence to purchase a property at auction?

Unfortunately I'm on the upside of the market right now (unlike when foreclosures and distressed sales were plentiful back in 2011) and in the entire state of New Hampshire I can count on one hand the number of auctions for larger multifamily buildings that have taken place this year. 

Looking at the register of deeds, the bank purchased the property back from the live, in-person auction early June, and then foreclosed on the property last week.
