We need a little cooling off and interest rates have a looong way to climb before they do real damage.The two biggest generations in American history (millennials and boomers) are both buying right now and inventory is low. hard to see a crisis in rising rates. 

BP is a heavily North American based community, so you might not have much luck here. 

Administrators are not and there have been issues in the past with embezzlement (lookup American Pension Services, an administrator).

Most "normal" adults don't live in The Lex, it's almost all students with parents paying the bill. 

Adulting comes with risk, responsibly, and personal growth.

Depending on your gut feeling at this point, you can offer them a new rental application to complete and submit with their verifiable income/savings documentation and ID's for each adult occupant (you want this asap, regardless of when their term ends or anybodies plans are, in case you need to track them down when things don't work out).

I am so greatful and honoured to come in contact with BP.Also side note, I do not have support or know anyone in Michigan and I would to meet adults as I work from home, and have 5 kiddos, so all that is around me, are the kids.

Which is unrealistic for most Americans as they are living pay check to pay check.

Meanwhile, I still see grown adults complaining our town is unaffordable or using the COVID excuse and the government keeps subsidizing their bad behavior.I recommend you take control of your rental.
