Any Wisconsin landlords out there who have a solution to keep yourself protected besides just being an awesome landlord that no tenant wants to retaliate against lol since they'll have your address?  

You can get about 90% accuracy with an online service such as TitlePro 24/7 but I find that cumbersome and 90% is not accurate when the money goes hard.So, your best solution is to use a service like PropertyRadar to tag the properties that interest you.  

(I've had great luck with Scotchgard on fabric upholstery...water/stains do bead up and run off. )I'm hoping professional cleaning between tenants followed by one of these treatments would make the carpet last longer and clean up better.

But the solution to that is to change your business model, not just present ******** numbers to make sales.

If our policy makers can focus less on blame and hair-brained conspiracy theories and more on solutions it'll get resolved faster. 

I find 68 degrees 24 hours a day until May 31 to be absurd and am wondering if others have found solutions the tenants were happy with?

This takes some getting used to.2) They do not have the parts in stock and cannot give me a firm date on when they will be in (keep saying, call next week or week after....)3) Too much assemblyIf someone has a solution to address the above, I would be willing to give it another shot.

Real estate investors tend to be solution finders and the art of every negotiation is about negotiating solutions that benefit both parties. 

Does anyone on the site have any experience with the "Rejuvenate" Floor Restorer or other solutions on the market that offer a less expensive alternative to refinishing a wooden floor that is in reasonable condition for it's age?

I'm also employed 28 years  at a waste water treatment plant.
