That way you could rent out the first property and also generate income from your primary residence as well.  

Buying more property 10 to 15 years ago.

I have some pre-written advice for beginners, people asking if they should set up an LLC, how to find a property manager, etc.

Some highlights: I have 3 homes up on Platform and manage another 2 homes.

It's technically not an ADU if it's the only property on land as it's an accessory dwelling unit to a main unit.

And there was no chance in hell that my investors would not get their money back: I had confidence in my deals and my ability to manage contractors and enough of my own capital as a risk buffer.

I checked out ab968, looks like pre / foreclosures might be a good way to go if I can find them. thanks everyone for the responses, really great info. im actually starting to see more deals on properties in need of renovation so I’m hopeful I’ll be able to find some good flips when I’m ready to pull the trigger
