One thing to consider in your search is a lot of the locks require a network connection and a smart hub to allow remote access.For my home I am using a Schlage Connect locks and a Wink smart hub - I occasionally have issues with the remote access, so I would avoid this combination.  

I agree with a lot of the points made here and I use Quickbooks both for bookkeeping services I provide and my own small (4 unit) portfolio + the occasional renovation. 

You do this as these situation occur occasionally.

the sales I attended   ( hinds county MS and RAnkin  MS) moved so fast that you really would need a team to track and understand what was coming up.. the certs were gone I a matter of seconds ... the locals all were up front they got 80% of them in kind of a hand out routine.. only occasionally did one go to the rest of the room say 50 people.

I only go occasionally now, but I loved it when I was first starting out and found that the info is mostly for beginners. 

Younger men lacking in sense occasionally think they can physically intimidate older men, especially the very few older men they personally know who have some money.

Residency coordinator occasionally email housing information to incoming residents. 

If they like working with you they'll keep their prices in line.And occasionally it's good to award the job to one of the competitors.  

I give my tenants $50 gift card to a local restaurant around Christmas (usually the cheesecake factory), I make occasionally upgrades to the units, and I keep my promises to them.
