There could just be hours and hours of raw land footage.  

They cost a fraction to buy compared to regular real estate but I rent them for close to the same as stick built of the same square footage. 

When an appraiser comps cap rates, do they go out a mile radius and similar square footage like in residential appraisals?  

Per my knowledge floor area means any floor that is covered from outside and has a ceiling so floor area is the total square footage of the building.

Check out the Btus on the boiler and look it up online with the square footage of the house to see if it is big enough.

If its part of the existing house I'd think (hope) the square footage downstairs is legal, after that, its just an occupancy issue.

I calculated higher rents for a 4 bedroom but because the square footage was low, my numbers didn't pan out.
