I'm sti deciding whether to rent out to a family or students.

I’m an 18 year old college student.

Being a college student doesn't give way to much opportunity in real estate due to lack of money and a lack of trust so our plan for stepping into the real estate world has yet to be entirely determined.

After their complaining about me charging for my time trying to salvage the frig and saying they'll take it to court (he was a law student), I simply bought a brand new refrigerator and cleaning crew. 

Also I’ve been thinking about renting out some apartments in student’s towns for subleasing each room individually.I’m open for discussions and tips.

When I ask this question to some potential students or attendees at events I’m a speaker at most are terrified and say no but then buy notes valued at 20-30k ARV should they need to take them back as an REO.

And the big facilities the portfolio lenders have which is dominated by hedge fund investing.there are though some outlets that allow non accredited note investors to buy PERFORMING commercial NOTES>. as well as you can buy all sorts of NPN all over the country that are usually Owner occ.Now one of the reasons is there are MORE owner occ than commercial.. so the Guru's who a talked about here Scott Carson etc and his students who are well represented on BP.. this is the space they know and talk about.. 

Another ingredient to add to the mix: College Students.

There could be some value add by converting it into student housing.
