It could be that you aren't getting the exposure that you need (bad choice of real estate agent).

It really is a transfer of the exposure.

Although the amount of risk for a particular opportunity doesn't change, one's percentage of exposure to that risk does lessen with group participation.

Majority of the purchases (again this is my market) are under 400k leaving no exposure to the new law.

It's a fixed expense, but it does limit your exposure to most repairs.  

A 401k investor would not have such UDFI exposure if the debt was for the purpose of acquiring income producing real property.

The second pillar is a good insurance policy as that cover the majority of your exposure.
