In this current environment it's important to have multiple sources of leads. 

Most investors who are successfully implementing a BRRRR in today's environment are doing so because they are acquiring their deals off-market (below market value).

Depending on your tax bracket might make more sense to wait it out or transfer that money in a better environment sense you are still working and have income coming in. 

These markets may have higher demand for short-term rentals, which could potentially lead to higher occupancy rates and revenue.Local regulations: Research the local regulatory environment for short-term rentals.

They make for long term tenants and tend to be excellent stewards of your buildings because not only do they want their residents to be in a good environment but also the state usually inspects them annually or semi-annually as may individual providers, guardians, and others.

I am currently under contract on a vacation rental in the Smoky Mountains (approx. 10 min from Pigeon Forge), with a closing date set for the end of April.My plan has been to move forward with the purchase despite the current environment.
