It is possible to get a cease and desist or worse yet, criminal charges for brokering without a license. p.s.

They do the credit checks and criminal background checks, they tell me what the houses are renting for in a neighborhood before I buy so I can run the numbers, they handle the evictions, etc.

This may take court action, but some attorneys are good at explaining to cheats that if they step down from the role and return part of their theft criminal charges may not be pursued and then bad folks will give up the role.The Trust MUST file taxes in most cases under a EIN umber. 

I have bump keys for kwikset and schlage... they're both pretty easy. i hear that the kwikset smart keys cannot be bumped, but i've never tried it.Like everyone else said though, a criminal is still going to kick open the door or break a window, they don't care if they do damage or not.As for the legality... i doubt most police would see the significance of it if it was on your key chain. if you are breaking in and get caught they might treat it as a locksmith tool... and the laws on those vary state to state

Criminal background check?

I have seen criminal acts with sub too also ..

I would be willing to bet that the husband has a criminal record or really bad credit and she doesn't want his background checked.

Income, eviction history, criminal history, credit, smoking or not, pets or not, etc.

@Frank Peraza Tenantreports.com is excellent for complete credit reports, criminal and eviction checks and not too expensive either
