I'm looking at a home to purchase, but currently it only has wall unit AC.  I'm looking at installing full central AC.  Does anyone know what the cost for this would run?  Never done this in a rehab before.  Thanks.

Perhaps do a Lonnie Deal (Dodd Frank friendly), upon completion of fix up I think that the home is reasonably priced, for it's condition and location.

I would be ok with a 1/1 at that price, but it depends on condition.

Typically looking for rougher condition stuff that scares off the average guy.  

Depending on value, condition, default rate and foreclosure time frame, these all come into consideration with pricing.  

Question: With a no pets policy, tenant brings a doctors note stating she medically prescribed to have a service dog to counteract anxiety condition, she moved in without a pet and knew the policy beforehand. 

These wood shake roofs are now unlawful in the Peoples Republic of Kalifornia to install, BUT, will a lender lend on a home with an existing wood shake roof that is in servicable condition in a lower risk area, to wit, a residential area in a city (Fresno)?

So I recommend always shopping around.I buy MLS properties without conventional financing because the properties are generally not fanciable in their then condition (but would be after repairs/improvements) and because the competing offers don't have financing contingencies.  

From the outside, the property need some work, but I can only view it with an accepted offer and the realtor has no information on the condition.

The house is good condition, maybe a couple grand to get a occupancy permit, rent for $800 The seller is open to seller finance (very motivated).
