As for general rent increases, if tenants can pay and are just low on rent then we generally come in and offer a lease at near if not just about average market rent for the unit in the area maybe a smidge under market the idea being if they stay they are getting a deal and don't have to move and I don't need to redo the unit but the rent is essentially up to market.  

I found a property in a very good area of Southern California where the seller added 2 additional units (attached) to the back of her house.

Is electrical or duct work running through the area that you want this door added?

In my area HVAC techs charge $1000s just to look at the unit after it breaks.

That's always your friend when you can't find a software to accomplish what you need.As you're scaling your portfolio, it pays to scale in 1 or just a few areas so you can have all properties with the same utility companies, management, etc.

@Jason Xenakis I think you just have to analyze a lot of deals in your target areas so you get quick at doing the initial analysis on a property.
