Bottom line is that your tenant is going to sue, they have to file the lawsuit, get you served, take a day off of work to even argue her case - seems like a lot of work for a few hundred dollars.

Next their 'contractor' (or ie brother) will offer to make whatever upgrades they wish, at whatever costs they come up with amongnst themselves, at whatever they bring to your attn after the fact and argue they dont owe $xyz towards rent.

I can’t argue on the taxes being high or the fact that NY isn’t landlord friendly but we do great here in Westchester. $40,000 is a pretty good amount and can be a 5% down payment and closing costs on a two family in a great neighborhood in Westchester where your taxes and expenses would be covered.
