I would argue that there is actually a third side - the edge of the coin -  and that is where my business and specialty lies.

If you can't absorb the taxes, then I would argue that you've failed to analyze or prepare properly.

However, I would still argue that keeping the property, renting it out, and then selling it after 10 years is your best and safest bet to make the most money.

Bottom line is that your tenant is going to sue, they have to file the lawsuit, get you served, take a day off of work to even argue her case - seems like a lot of work for a few hundred dollars.

Next their 'contractor' (or ie brother) will offer to make whatever upgrades they wish, at whatever costs they come up with amongnst themselves, at whatever they bring to your attn after the fact and argue they dont owe $xyz towards rent.

I am simply hoping someone can say something like "Oh, it's obvious, they have done XYZ and this is a good investment for someone in ABC situation." 

I would argue that 90% of buyers who buy from wholesalers do so with flipping in mind.

If they argue over what is a common area violation I enforce my policy on what is allowed in common areas.

I can’t argue on the taxes being high or the fact that NY isn’t landlord friendly but we do great here in Westchester. $40,000 is a pretty good amount and can be a 5% down payment and closing costs on a two family in a great neighborhood in Westchester where your taxes and expenses would be covered.
