Should I just walk away and wait for a better opportunity?

I'm walking a fine line here with the sharing of the location info as I do not actually have the hotel under contract yet.

As a kid and even now, I love to walk around wealthy neighborhoods watching the beautiful houses as I walk to think about how to be successful.

I walk it Saturday.

Can the seller walk away free and clear and never look back on this type of deal?

How much deferred maintenance are you walking into as a new owner.Also, the excuse for not having the 2BRs rented seems a little odd to me, seems like she has just given up. 

Mentors are generally not guys who have giant sums of wealth just waiting around for some young stranger to walk in for them to bestow knowledge to. 

And then they walk away and I gather I'm stuck with any tax issue.  

I do not fit into this category.I learn through experience, and I have invested in my properties after extensively driving and walking the neighborhoods in which they are located.
