This would most certainly be more than 33K if you subtracted the 8K HBC out already, and I'd venture to say its worth more than even the 41K if you did buy it at such a discount.

That will help you determine how far your 30K( assuming the bank will let you take all of it out ) will go. if you were getting into flipping and educated yourself on Private lenders and HML's then you may be able to use those funds to do a few flips, increase your liquidity, which will in turn allow you kick off a buy/hold venture in addition to flipping.

In talking with my attorney about planned future offerings, he suggested that the regulatory climate is such that anyone raising capital for my ventures, including myself, obtain a securities license.BTW, the Texas securities laws and regulations seem to offer contradictory information as to whether a note secured by real estate is a security or not; whether such transaction is an exempt transaction, and whether the party brokering the note needs a securities license.
