But I will not castigate you since you may not not about this guru stuff.....with $7k, you could well be on your way to acquiring your first investment property....That said, there are tons of materials on this site to educate and equip you for the journey ahead.Get into the Eductation section, immerse yourself in the podcasts, webiners, forums.....learn all you can and ask questions.....Folks in this site are wonderful and they love to help and share information..just ask....On a good note, do not be discouraged; consider the $8k a part of the lesson learned on your way to success......one day, you will tell the success story; lookd back and thank God you are on this site....my one cent..

To equip myself with knowledge about real estate investment, I am listening to BP podcast starting from show 1, I believe I've listened to over 9 shows in past couple of days.I would love to meet up experienced and new investors in the areas to discuss ideas about starting in real estate investments.

No: If there is a defined place in the rental unit for a standard size washer/dryer (with hook-ups in place) and the space is easy accessible, then we require the tenants to provide their own W/D equipment.

Either way i would suggest you to look at the apartment/building as a business whatever the size it is, pm usually have better rates for equipment/work so in the long run, you are better off with a pm according to me.Summary: If you look st it as a hobby, do it urself if you want.

I think it would be pretty hard to find a GC who is financially equipped to front an entire job before payment although I know my husband does do that on smaller projects occasionally.

@Brady Jones We signed an agreement with the company that puts in the equipment and does all of the monitoring/ repair of their equipment so they have the password/user agreement with the residents.

I have found, too, that if you are financially equipped and have a good enough deal to use a HML, you usually can do it just as well without the HML.
