I have heard this area is very saturated and since you have no intention of using the property yourself, I would look for a different area and property that would be anticipated to cashflow.

@Justin Goodrich I can speak for a lot of investors and say our biggest problems are out of our control. 

This might not be realistic if you're going to build several homes, but I've worked with other developers that were either building custom homes or doing high end rehabs that used them.

You can do this simply by changing your bedding colors and the colors of accent items like throw pillows and towels. 

Max I am not sure if that business model makes as much sense anymore as it used to.

If not they could spend money and time and offend buyers if they update the property incorrectly.There are other options, such as landlording.

@Brandon Weis, the reason and the only reason why they cannot use the rental income on the other units for a conventional loan is because you probably live rent free and don't have a housing expense.
