I agree with entering 1-2 times a year for preventative maintenance, but you should never have to trick your tenant into letting you into the home for an inspection or any other legal reason.

The best trick is to get NON conventional loans when rates are lower, and Conventional loans when rates go up.

That usually does the trick because the neighbors want to get rid of them so the money is just an extra bonus.I also see the lack of communication as a red flag.
