I again asked my tenant if they might have done this on accident before going to police and starting a fraud investigation and then they remembered now that they received a check that they thought was for a return of taxes they were waiting on. 

Seeking recommendations for a duplex or fourplex builder in the Phoenix area and the construction cost per square foot.Four years ago rough estimates were at $100 sqft, now I'm seeing about $200 sqft with another $50K for site preparation. 

Thoughts?

I have been reading and watching about everything and under stand there is no “right way” to do it, but i just want to express my thoughts and questions and get some feedback before i pull the trigger on some of my steps.

The thought of paying them to leave makes me ill but the $2500 spent on doing so was a cheap date considering the other options. 

That being said;  depending on the market within the next year, I believe that I could pull a $300k+ appraisal with the rehab of the 3rd unit.Let me know your thoughts!

I would value your thoughts on how to choose a good HELOAN lender.
