The important thing about renter's insurance is that when your tenant has a guest who comes over and spills boiling water from the stove on their hand and gets 3rd degree burns and now can't work for a month after an expensive hospital visit, who do you think they are going to come after for some money???

I'm a fan on free and clean whenever possible but unless you have some alternative income stream that can allowed you to purchase properties that may not be very realistic.

I work with a fintech firm and am now looking to start a passive income stream, and if everything turned out fine, then I would slowly like to work out of the 9-5 cycle.

Partner and I had been looking for small MFR that penciled to learn how to rehab and begin building a reliable passive income stream to supplement (and eventually replace W-2 income).How did you find this deal and how did you negotiate it?

I've also been having pretty good luck with Prop stream for targeting these kinds of lists.

In my opion, if you are going to be walking around town or driving for dollars there is no better solution out there then deal machine.If you want to stick to your desk and pull lists to call or mail then I'd say prop stream is probably great.You can also have a local realtor or agent you work with put you on a search for properties that have been on the market over 60 days.Another free option is that your local county auditor will likely have a way to export lists of public data on certain types of properties. 

you will want to ensure that the portion being sold is its own separate parcel - otherwise it will need to be platted, or assigned its own APN (assessors parcel number). you can look this up on the county GIS mapping site - you can see how this parcel is divided, and also check on other important things, like adjacent parcel boundaries, easements, access, wetlands, streams or other critical areas that prevent full parcel development. 

If there is spillage and it is contained it's another $7500 for testing and then more if remediation is required to cure a larger spill zone.

A live-stream video cam on a 1-fam would be a mess.
