Felicia,Look first to see if there are other quads in the area, as your only zoned now for three units, so at minimum, you could probably make this a triplex in lieu of duplex.

That's great to hear that you're graduating and you want to get into multifamily.I would start off in a commercial real estate firm, learn the systems, the sales/buying process, how to analyze deals etc...

The entire project took around 3 months with EVERY square in minus the electrical( some added) being gutted and renewed.

I see some lenders out there would just pick the "lowest" rate and the client ends up paying more than 1% of the loan amount at their closing costs.Key point is "Lowest" rate does not mean the cheapest rate  I have worked in traditional community banking for over 7 years.
