Buying a real estate portfolio in an effort to provide some retirement income  and provide money for my 3 year old son .Presently  on board with two single families and a seven unit property which I'm looking at.

Then, as the articles started posting I was reading every single one.

In a single meeting, I can set those folks on the right path to return to me in a year or 2 ready to buy.You do you though.

As you may already know, your funds are a simple interest loan secured by a single-family property. 

I live in San Diego North County and in my area, a single family starts at 350K and a multi-family starts at ~750K.

I have 6 apartment complexes and 7 single family there. 

I was unnecessarily and not very clearly drawing a distinction between 1-4 unit Single Family Dwelling vs. 5+unit "multi-family" financing.  

I found that if you could consistently pass those every single time, you should be good on the test.

Our lots also represent 8 of the 12 such lots that are zoned for short-term rental within the larger single family home subdivision.

You must therefore make sure that every single one of their "boxes” is checked in order for you to be considered worthy of obtaining financing from them.
