I don’t mind signing multiple agreements so we can view the properties and work directly with the seller’s agent. 

Till this DAY people are STILL doing this lunacy.No my dude.It is not the verbiage.It is whether or not you can convince them you are legit, capable of buying their house in cash, have the money, experience and know-how to do so.So you honestly think you can do all that with a weird mailer  (especially when the seller gets 30 fo them a week?)

If you’ve depreciated the property the seller should expect to pay the IRS 25% of that depreciation back.

Not interested in a monthly compounding for a seller carryback.** (Isn't that what making monthly payments on seller buyback is?)

STRs are so much more demanding.

I am sure that will attract some demands. 

I asked my agent why the Sellers would downplay the property as only 1,895 sq ft and she said it looks like the current owners bought the house with the sunroom install, but could’ve later added the heating/cooling systems BUT, didn’t go to the county to get it permitted/assessed to be added as true sq footage.

Hello BiggerPockets community,I wanted to come to the forums and ask everyone who is familiar with seller financing, or have done deals using this investment technique, which states are the best to do this form of investing in and why?

Furnished might get you a bit more but I'm not sure how much demand there is there for furnished with it being further up. 

You just need to understand the demand in any particular area you're looking to invest in.
