It seems like a good buy but as a first time Investment buyer its scary are there any coaches out there looking  for a good student.

but if you're not in such a position, you're not.I thought about house hacking, but where we are does not seem like my wife would want to move again and then we would have to sell.

Seems like you need to be or know a few commercial/business loan brokers though..

Nobody seems to have a problem with a plumber or appliance repair guy charging $100, sometimes $200 to give them an estimate on a job.
