I've been getting a lot of calls lately from investors looking to work with REALTORS, and since I'm not as savvy as I need to be in the investment field, I knew this would be the perfect place to get the knowledge I needed to effectively represent any investor that wanted to work with me!

They may represent an owner and the proper advertising in that case is or can be for sale by the owner, however, their representation is probably required by statute, but I don't know about CA. 

That's a good idea, have your attorney represent you as an undisclosed party!

I would welcome another inspector to help me ensure quality and safety on my projects but these guys/gals and many of the new building codes they're passing are mostly waists of time and money.Many of these codes are pushed by lobbyist that represent business or industries that sell the materials or services used in complying with the new code requirements.  

Unless two of them execute a power of attorney to allow the third sibling to represent their interests in this matter.
