PM should contact tenant, remind them of the written agreement, and set up a payment plan to get the tenant caught up.

It's a great reminder to always ask 'WHO', not 'HOW'.

I've used that logic for other businesses and its a great reminder to me in this situation.

Reminds me of a guy who had been a real estate reality star and went bankrupt.  

Remind them that their investment is backed by a physical asset and it will never go to zero.

Remind her there is no smoking allowed in the home and explain about the strong odors coming into your unit and it needs to stop. 

Give time for registration to happen and send MANY reminders to the registrants prior to the event.

And we even reminded them about it and mentioned that all items are required as there will be no exceptions, when they gave us move-out notice. 

We told him if he broke the lease, he is still responsible to pay rent for the reminder of the lease term.

Reminds of that "this is fine" meme with the dog sitting down having coffee in his flamed-engulfed house.I digress.I'm open to the idea I could be wrong, but the risk/reward at this point is atrocious in my mind.
