I cannot calculate ARV x 70% - repair costs for my MAO because I don't know the repair costs and the property is so old I do not know if my comps research would reflect accurately for an After Repair Value.

Not what I want.What I am considering is making an offer above asking, then writing a separate addendum where the seller provides "assistance" and brings me a check at closing. 

I am new to the Real Estate business and want to assist a family friend with the best option.

I'n the process of my research, I notice many reports of "SALES INVOLVING GOV AGENCIES &......." that do not reflect a purchase/sale price...just a bunch of zeros.

He will need assistance with permits and building. 

The alternative is to find a realtor in your area that is willing to add you as an assistant and give you access to the MLS.

A good mentor can assist you in developing the materials that would be needed to bring the deal to an investor.
