I'm not super familiar with the NJ market, but I know for the price point, within 1hr of NYC can yield a lot of good options in Jersey as opposed to NY. 

Or are you saying the rate may be different when you lock because the pricing is floating? 

If you are going to charge higher pricing, customers want to feel as if they are receiving some value. 

As for reporting the rental income, it’s worth considering if you plan to leverage it for future refinancing or other financial opportunities.

Getting the sellers profiles sounds good, but not generally allowed.This might bight you later when the platforms realize you are not the original owners.I'd get everyone's contact info and tell them you are setting up new profiles under your name with your bank account etc. and ask them to rebook under the new profiles.Then I would offer discount pricing to start with to get more reviews and build your brand.

So for you it is hands off but still get the premium rental price.
