Yes, it is typically normal unless there is an agreement with the accountant where you will pay him to go through all your receipts, sum up the amounts and categorize them.It is confusing from your post because it seems like originally you mentioned not having your income and expenses properly categorized but in the end you mentioned providing it to him.

The “post foreclosures” (my made up term where Title reverts to the lender/bank when nobody wants it at Sheriff sale) that I have seen appear to have it recorded with the “bank.”

But, sadly, I think that if you posted this for sale out in the real estate investing world, saying you are open to seller finance at 0% interest, you might have an incredible amount of interest, and be able to take advantage of many newbies who have no idea what they are doing.
