Both scenario mean refinancing into a new 1 piece mortgage

I have one piece of advice on this website and that is DIG, there are many forums and threads that have invaluable information on them.

I was thinking along the lines of a tank that's cracked or fallen to pieces or something of that nature, and tree roots would have been a great example.

Keep at it @JackieYou'll find it easier.... and I would suggest that finding bits and pieces of info on all of the subjects on real estate that you like is a better approach and cost effective....

You are right, contractors are likely the biggest obstacle to a rehabbers' success, so this is a critical piece to get right.  

The top windows are squat and long, and the window in the brick is a 3-piece window.

And as others have already stated, I wouldn't focus on the policy as the investment, just a means to grow and obtain other assets.They are longer term strategies, but can be a good "piece of the pie".

I do have some savings and i was thinking of purchasing a piece of land (~$400k) and build a house (3 bedroom 2 bath at ~$300k).

If I can get reassurance that their customer service is top notch as well I’d feel even better about investing with them.
